2. Payment terms - 1 st payment of 50% is due within 10 days of reservation confirmation - 2 nd payment of remaining 50% is due 30 days prior to arrival In case the rent confirmation occurs less than 30 days before arrival, then entire payment is required immediately. Please note that a damage & loss deposit is requested upon 2 nd payment (see pt. 5 below) In case the payment is not wired on time, reservation will be considered cancelled, without refund of any previous payments. Payments must be made through bank wire, for any payment made in cash, a federal 2% cash deposit tax has to be added. Any applicable Bank charges are not included in the rental prices. Please see Annexed Document for payment indications.

3. Cancellation policy - If cancellation occurs prior to 90 days before arrival date, 80% of the already paid amount (50% of total sum) will be refunded. - If cancellation occurs between 90 days and 30 days prior to arrival date, there will be no refund of the already paid amount (50% of total sum) - If cancellation occurs 30 days or less before the arrival date ( payment effectuated at 100%) there will be no refund. - No show : no refund Nevertheless if condo can be re-rented for the cancelled period, a refund could be considered on a case by case policy.

4. Changes of arrival/departure dates Changes in arrival and departure dates with same number of nights are subject to availability of condo. Changes of length of stay : cancellation policy will apply for the days canceled, extension of stay submitted to availability of condo.

5. Damage & Loss Deposit

A damage and loss deposit of 300 USD is requested with the 2 nd payment 30 days prior to arrival. This deposit shall be refunded within 2 weeks of leaving the condo unless some damage or lost items have to be paid for. Please announce spontaneously any damage or loss to front office. In case of damage, you will be notified about kind of damage and cost. Please provide Bank coordinates of guest in order to be able to refund swiftly the damage deposit. Excluded : bank charges for sending back deposit

6. Additional services - An exterior Telmex phone line is available. Should you whish to use it please inform front office to have the line opened. Please be aware that long distance and international calls are quite more expensive in Mexico than in the US. - A SKY Satellite TV programming is included in the rental. Should you wish to view an extended service with additional channels please request such at

3Rental Conditions Villa del Sol, Zihuatanejo, Condo 11s1 front office. Please note that SKY provides this service only upon a monthly basis, thus the full month rental has to be charged. If you request any of these two services, please inform front office or owner prior to arrival, in order to increase the Damage & Loss deposit accordingly. In this case, deposit can only be refunded 2 months after departure, upon receipt and proper deduction of costs from the official Telmex / SKY bills.

7. Excluded from rental price

Included in the rental price is daily housekeeping and cleaning of the Condo. - extra cleaning for very dirty condo will be charged 50 USD We care about our environment, thus: - Linen are changed only every 3 or 4 nights or if stained. - Bath and Beach towels are changed every 3 nights - extra linen and towels or more frequent changes will be available at extra fee ( 10 USD per day) For any additional personal requests do not hesitate in contacting housekeeping or front office.

8. Air conditioning Electricity and water are rare and very expensive commodities in Mexico, specially in the Guerrero / Zihuatanejo area. Thus we respectfully ask our guests to use these commodities with parsimony, mainly by not keeping the air-conditioning on while not in the condo. Opening of windows of the whole condo at day and night will provide sufficiently natural fresh air without turning on air conditioning. Condo provides mosquito nets in every window for this purpose.
